Why Do Thermal Pane Windows Fail?

It is only a matter of time before double pane window fails. Although we'd like to think our windows will last forever, there is no such thing as a fail-proof thermal pane window. If well maintained, wood framed windows, newer high-end wood, and aluminum clad windows can last from 20 to 25 years. Traditional aluminum frame windows typically last from 15 to 20 years before any signs of seal failure while vinyl framed windows may only make it 15 years if they have standard box spacers. Unfortunetley for most newer homes with vinyl framed windows, many have a low quality intercept spacer from which we see seal failure occurring only 5-8 years into the life of the window.

Ironically for us here in Seattle, Sunshine is the biggest cause of window failure due to a process known as "solar pumping" which eventually hardens window sealant through continual expansion and contraction. When sunshine hits a double pane window the air inside heats up significantly, (think of a car on a hot day!) causing the sealed window unit to expand and pushing air out through the semi-permeable seals. In the evening, the window cools and contracts, drawing air—and humidity—with it. Over time this stresses the window seals and filling the air space with moisture. This is also why we typically see south and west facing windows being the first on a home that require glass replacement. 

This is why we highly recommend replacing all of the glass in your home with Low-E thermal pane glass. Low-E glass keeps your windows as close as possible to room temperature which directly translates into less thermal pumping, leading to longer lasting window seals. 

Manufacturers silica desiccant meant to absorb the small amounts of moisture to prevent solar pumping are inevitably drawn into the window. This desiccant has a limited capacity and lifespan. In a standard box spacer the desiccant looks like the photo below. In an Intercept Spacer, the desiccant is mixed into the sealant that forms the seal of the window.

At some point the desiccant will absorb all the moisture it can hold and from that point forward a hazy, misty fog clouds your glass window pane. At this point the window deteriorates rapidly and, if left untreated, the trapped moisture quickly corrodes the inner window glass surfaces. Eventually mineral deposits and a permanent white silica haze are left behind leaving behind a thick opaque white haze which fogs your once beautiful windows. 

The biggest cause of early failure in wood framed windows is lack of maintenance. Every two years the exterior seam where the glass meets the wood needs to be caulked and the frames re-painted. If this is not completed, rain runs down between the wood and the glass, pools at the bottom of the IGU (Integrated Glass Unit), and rots both the seal of the IGU and the wood frame of the window from the inside out. Once the seal has failed haze, fog and eventually a mineral deposit will develop in your window.

Helpful Tips to prevent foggy windows

  • Our first and biggest tip is to always contact a professional glass replacement company instead of attempting to fix foggy windows on your own. There are many "self fixes" you may find on the internet, however the vast majority of them only further damage the window and may only fix one of several issues creating fog or haze in a window. 
  • Anything that creates heat in the window will also shorten it's life. A helpful tip to extend your windows life is to use external sunshades rather than inside drapes to protect the window from heat. Also, be aware that solar film, while useful in many places, significantly increases the heat inside a window and nearly always voids the manufacturer's warranty for the window.

Weathervane Wood Windows and Pozzi Wood Window Company were both established in 1980 and manufactured several styles of wood windows. During the housing boom of the 80’s and 90’s, they were the window of choice of homeowners and builders alike. The original Weathervane company dissolved around 2001 and sold the name to a company who exclusively makes vinyl windows.  Pozzi wood window company was also dissolved after a class action lawsuit.

While Weathervane Wood Windows have a poor reputation, the lifespan of well-maintained Weathervane Wood Windows have averaged around 20 years here in the Northwest. Potential issues with Wood Windows:

  • Internal grids as thick as the inner airspace. This does not allow internal air circulation and actually creates a poorly insulated window as heat loss has a direct line: glass-metal-glass.

  • The original square internal grids are difficult for some companies to match

  • Lack of maintenance by the homeowner

  • Only a few glass replacement companies have the ability or knowledge to replace glass on wood windows

  • Frames and sashes made of pine wood which is a soft, wide grained wood that is more prone to rot if not properly maintained

  • Improper installation. A common installation mistake by builders was placing window frames directly upon a brick foundation without proper flashing.

How do I know if I need a new window or door?

Through our extensive experience replacing glass, full windows, and doors, we have seen an unfortunate trend from manufacturers of creating an increasing number of low quality products that are being installed into homes. Here is some helpful advise and tips on how to tell if your home needs a replacement of the current windows or doors:

  1. Give the glass on your window or door a quick tap with your nail or finger. If you hear a higher pitched "ting" when you tap on the glass, it is a sign that your glass or window may need replacement. Higher quality 1/8th inch or thicker glass will make a lower pitched sound. 
  2. Wood and Vinyl are typically better glass replacement candidates, whereas aluminum frames are typically worthwhile fully replacing. Aluminum is a significant conductor of both heat and cold, leading to more failed seals, higher rates of thermal pumping, and build up of fog and condensation inside of the window. If you have wood or vinyl windows, it may be a good option to look into glass replacement as a less expensive solution to foggy windows if your frames are not broken or compromised.
  3.  Breaks, rot, or mildew on your actual frames. These are all signs that the window frame is not performing correctly. The solution can be as simple as re-sealing and trimming the outside of the frame, but these are all possible indicators that the best solution may be to upgrade to a better performing window.

Glass Replacement NW offers a 10-year warranty for both commercial and residential installations of IGU's (Integrated Glass Units). The warranty begins upon installation. The 10 year warranty period is transferrable to new owners of the property. We offer the best warranty in the business. All other window companies only offer a 1 year non-transferable warranty, we offer a 10-year full transferable warranty.

For Glass Replacement we provide:

*A ten (10) year warranty against all defects in the material used to seal the glass. This includes seal failure of the IGU and seal failure around the IGU in regards to installation. This includes the draining and weeping mechanisms per the design of the original window.

*A ten (10) year workmanship warranty. This pertains to installation of the glass. If a part of the window pertaining to the installation security or draining of the window fails we will cover the problem for one year and fix the issue (unless otherwise stated on the estimate).

Repair work on old wood window frames do not hold warranties. We cannot ensure the upkeep of priming, sanding or painting as this responsibility lies with the customer. Warranty on labor includes only new glass and new parts that are installed on wood windows. We often will fix an issue of an old wood or vinyl window that does not drain or shut properly. We cannot warranty the post resolution as the issue could have to deal with the way the window was framed (off balanced etc). While we will repair rotted wood frames and frames that leak, our 10-year warranty does not cover this repair work (unless otherwise stated on the estimate). The warranty covers glass only. Old wood frames and hardware that we do no provide or install are not warrantied by Glass Replacement NW.
